The tower on Collins Avenue at 23rd Street ran under other names, the Gansevoort and the Perry among them, before its 2015 reinvention gave it a clear identity. Reclaimed timber, living moss walls and driftwood lighting set the tone in the lobby, and the same language of salvaged materials continues through more than 400 rooms with terrariums, hemp blend mattresses and filtered water at every tap. It reads as an urban resort rather than a South Beach party hotel, and that is deliberate.

The beach is the main asset: 600 feet of Atlantic shoreline with loungers, cabanas and beach service. Four pools stack up behind it, culminating in a rooftop pool with a bar and an unbroken horizon. Bamford, the British wellness brand, runs the spa on the second floor, which has been named Florida's best hotel spa four years running, and the Seedlings programme looks after children from four to ten for a full or half day.

The sustainability side is measurable rather than decorative. The hotel holds LEED Silver certification, runs a zero waste programme with FoodPrint Group and offers an electric house car for short trips within three miles on set days of the week. Dogs up to 50 pounds stay free, two to a room, with beds and bowls provided, though the beach and pool decks are off limits to them.
